The promotion of rehabilitating actions towards existing buildings can contribute to the sustainability of living.
To disambiguate the term “sustainability” is necessary for envisaging new scenarios and new possibilities such as : reuse and rehabilitation made achievable through building intervention strategies and opportunities for extensive urban reconditioning.
These actions must recognize the value of the existing (permanence), both in material and immaterial terms (physical/architectural values and relational/social values).
The building replacement or interventions of overwriting and restoration and redevelopment are feasible. Since these interventions contribute to the enhancement of the settlements, rethinking uses, functions, and values of buildings and neighbourhoods.
The project on the existing buildings includes conservation and restoration of historical architectural heritage, next to recovery and redevelopment actions that concern a large amount of buildings built in the last fifty years in the urban suburbs. In the middle we have the restoration of the architecture of the Modern Movement.
All these types of intervention require a theoretical approach based on a deep knowledge of the existing buildings.
On one side, the conservation and restoration of the Modern requires an approach aimed at recognizing and conserving the original architectural structure and language. On on the other side, the operation of recovery and redevelopment is characterized by the trend towards the transformation of the architectural configuration. This approach shall provide new values to the existing building, which are based on the “availability for transformation” that the building holds.
